BENTLEYFORBES SECURES ENERGY STAR FOR PRUDENTIAL PLAZA WITH FOCUS ON SUPERIOR ENERGY PERFORMANCE AND CONSERVATION
Company Also Reports 41,000 Square Feet of Recent Leases at Iconic East Loop Towers; Building Upgrades Continue with Focus on Modern Workstyle
CHICAGO (August 3, 2009) -BentleyForbes today reported that its iconic Prudential Plaza office towers overlooking Millennium Park in Chicago’s East Loop district have been awarded the prestigious Energy Star, given to properties whose attributes significantly reduce their consumption of energy and impact on the environment.
Additionally, the BentleyForbes commitment to ongoing improvements and active property management at Prudential Plaza has led to approximately 41,000 square feet of recent leases at Prudential Plaza, the significant majority of which were expansions or renewal agreements with existing clients. These agreements have enabled Prudential Plaza to maintain current occupancy of its Class A office space at 93 percent.
“This coveted Energy Star certification reflects the extensive efforts of the BentleyForbes Property Management team to refine operations, upgrade equipment and reduce energy consumption at Prudential Plaza to the benefit of our clients and the environment,” said Bryan Oyster, General Manager of Prudential Plaza for BentleyForbes. “We strive to operate the best possible office properties serving the needs of the best possible customers. This certification and continued leasing momentum at Prudential Plaza validate the success of that mission.”
Energy Star, an international standard for energy efficiency, grades structures on a scale of 1-100 based on their performance and energy usage. The threshold for the Energy Star award is 75, and the Prudential Plaza towers achieved an impressive score of 90. In the process, BentleyForbes has established a program incorporating efficient lighting use, co-generation, occupancy sensors, and a building automation system leading to reduced energy costs as an added location benefit for the property’s customers.
BentleyForbes will continue the process of upgrading Prudential Plaza amenities and systems to improve the quality of life for tenants. ‘Workstyle’ innovation is the concentrated focus on property enhancements, from the addition of restaurants like Tavern at the Park to the refurbishment of common areas and upgraded restroom facilities. “Our goal at Prudential Plaza is to afford our customers and their guests an enviable and efficient professional environment with the utmost in atmosphere, comfort, and convenience,” said Oyster.
Prudential Plaza is a landmark address that occupies a full city block overlooking North Michigan Ave. at its intersection with E. Randolph St. in Chicago’s culturally rich East Loop commercial district. The dynamic campus features approximately 2.2 million square feet of Class A office space in two distinctive towers, reaching 41- and 64-stories, respectively.
Notably, the property features sweeping, unobstructed views from almost every floor of Lake Michigan, Michigan Avenue, the city skyline, the Chicago River and the internationally lauded Millennium Park. Prudential Plaza also offers a shared, landscaped plaza entry and more than 90,000 square feet of signature retail space easily accessible to building tenants and pedestrian traffic from Millennium Park.
