LEYDIG VOIT & MAYER, LTD. SIGNS LEASE WITH BENTLEYFORBES FOR 70,408 SQUARE FEET OF CLASS A OFFICE SPACE AT TWO PRUDENTIAL PLAZA

Long-Term Renewal and Expansion Agreement Keeps Intellectual Property Law Firm at Prominent East Loop Address Overlooking Millennium Park

CHICAGO (August 2007) -- Leydig Voit & Mayer, Ltd., a leading intellectual property law firm, has signed a long-term renewal and expansion lease totaling 70,408 square feet on five floors at Two Prudential Plaza, a 64-story Class A office tower owned and operated by BentleyForbes.

"We are pleased that Leydig Voit & Mayer has chosen to remain at Prudential Plaza in a long-term commitment," said David W. Cobb, president and CEO of BentleyForbes. "Since taking ownership of this landmark address, BentleyForbes has focused its efforts on upgrading facilities in both towers, adding additional retail amenities and providing attentive property management services. Renewal commitments like this agreement underscore the success of these efforts."

In the transaction, Bill Rogers of Jones Lang LaSalle and Goldie B. Wolfe-Miller of Millbrook Corporate Real Estate Services represented Leydig Voit & Mayer. Prudential Plaza's leasing agents, Andrea Saewitz and Lauren Alexander of J.F. McKinney & Associates, represented BentleyForbes.

"The East Loop continues to show positive leasing momentum, with steady interest from companies involved in law, media, healthcare, insurance, finance and professional services," said Saewitz. "Prudential Plaza offers one of the CBD's best options for Class A office space with its adaptable floorplates, visibility overlooking Millennium Park, expanding amenity base featuring the newly opened Tavern at the Park restaurant, and the comprehensive facility improvement program of BentleyForbes."

Since taking ownership of Prudential Plaza in 2006, BentleyForbes has invested approximately $2 million on capital improvements throughout the towers and shared common areas. Significant projects completed since that time include: the addition of two new restaurants with a third planned; lobby upgrades; lavatory upgrades; parking garage upgrades; the complete exterior façade retrofit of One Prudential Plaza; and building systems maintenance.

"Prudential Plaza has a long standing reputation as one of the best professional environments in Chicago," said Bryan Oyster, vice president and general manager of Prudential Plaza with BentleyForbes. "We take great pride in maintaining our Class A distinction, and have put both capital investment and dedicated manpower behind our efforts to ensure we remain a premier office address. We are extremely excited by the new restaurant additions, which are sure to be a great tenant amenity and become top destinations for dining in the East Loop."

This month features the opening of a new signature restaurant, Tavern at the Park, from the founders of Chicago's own Keefers Restaurant. This dining option serves building tenants as well as visitors to Millennium Park and the cultural attractions of the East Loop. The prime streetside location is at the corner of East Randolph St. and North Beaubien Ct., directly across from Wrigley Square and the Millennium Park Monument.

Tavern at the Park is the second new restaurant to open at Prudential Plaza since BentleyForbes took ownership of the property. The addition of Market Creations last summer, a high-quality buffet restaurant located in the shared lobby concourse, added a sit down, quick serve option to the mix of food service offerings at the property.

BentleyForbes is also planning for the addition of a new, building-top restaurant on the 40th and 41st Floors of One Prudential Plaza. The announcement of a new fine dining concept at this premier location is expected later this year. This signature space offers amazing city and lakefront views and was the home of the famed Top of the Rock restaurant and observation deck when Prudential Plaza was opened in 1955 and then the Plaza Club for the past two decades.

Prudential Plaza is a landmark address that occupies a full city block overlooking North Michigan Ave. at its intersection with E. Randolph St. in Chicago's culturally rich East Loop commercial district. The dynamic campus features approximately 2.2 million square feet of Class A office space in two distinctive towers, reaching 41- and 64-stories, respectively. Notably, the property features sweeping, unobstructed views from almost every floor of Lake Michigan, Michigan Ave., the city skyline, the Chicago River and the internationally lauded Millennium Park. Prudential Plaza also offers a shared, landscaped plaza entry and offers more than 90,000 square feet of signature retail space easily accessible to building tenants and pedestrian traffic from Millennium Park.
